Lonavala, Khandala and Karjat all lie on the old Mumbai Pune highway. While Lonavala and Khandala lie directly on the highway, and are also accessible from the Expressway, Karjat is a little inside. If you are commuting via the old Mumbai Pune highway, you need to take a detour near Rasayani to reach Karjat. However, if you are travelling by railway, all the three – Karjat, Lonavala and Khandala – lie on the Mumbai Pune route.
Both Lonavala and Khandala are hill stations, with an altitude of about 620 m above the mean sea level. Karjat is at an altitude of about 200 m. Climate wise, all the three are blessed with a pleasant, hill station like climate.
Buying a Plot in Lonavala or Khandala
For a long time, the rich and affluent purchased plots in Lonavala or Khandala for their second home – a bungalow, a villa or perhaps a farm house. There were three prominent reasons Lonavala and Khandala were the preferred destinations for a second home or just as an investment:
i. Both Lonavala and Khandala are easily accessible by either road or rail since they lie directly on the Mumbai Pune route. Furthermore, both the places are not more than 2 hours drive from either Pune or Mumbai. They therefore offer an ideal gateway as a weekend home.
ii. The hilly terrain offers picturesque view of nature, especially in the monsoon.
iii. Since they are well connected to the metros, both Lonavala and Khandala are very well developed and offer most of the infrastructure that city dwellers need.
These three reasons made both the hill stations popular. Consequently, the moneyed people of both Pune and Mumbai invested in plots either in Lonavala or Khandala. However, this has resulted in a steep rise in the price of the land here. As the number of wealthy people in both the cities began to rise, the prices of plots began to appreciate. At present, they do not really offer value for money if you are looking at the plot / land as an investment.
Plots in Karjat
While not at an altitude as Khandala or Lonavala, Karjat too has a serene climate. The river Pej, which is a perennial river, adds to the charm of Karjat. In addition, Karjat too lies about 2 hours from both Pune and Mumbai. The infrastructure has kept pace with the development of the surrounding region as well. Karjat too offers scenic beauty like Khandala and Lonavala. What adds to its charm is the fact the rates of plots in Karjat are still quite less as compared to those in Lonavala / Khandala. This makes investment in plots a viable and attractive proposition. The icing on the cake is the proposed international airport that will be built in Navi Miumbai. Distance wise, this airport is closer to Karjat than Lonavala and Khandala. So, the plot prices in Karjat are bound to appreciate at a quicker pace now. Realizing this, the people from Pune - Mumbai region have started to make a beeline for Karjat.
Like most other things in life, Karjat too offers a multitude of choice when it comes to plots. Choose a plot that is offered by a reputed promoter, is fully developed and offers modern amenities. Such premium plots are available in Karjat; all you need to do is look around carefully!
